What is Varsity House at Fayetteville?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Varsity House at Fayetteville has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Varsity House at Fayetteville pays a flat rate that includes:

  • Furnishings
  • In-unit laundry
  • High-speed internet
  • Water/sewer
  • Electricity ($25 per person, per month allowance)
  • Trash disposal
  • Community features – fitness center, swimming pool, etc.

What size are the apartments?

The spacious accommodations at Varsity House at Fayetteville are available in 2 and 3 bedroom floorplans, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, each apartment at Varsity House at Fayetteville has a furniture package that includes a full-size bed, nightstand, desk and chair and dresser in each bedroom. The living room includes a sofa, chair, coffee table and entertainment stand. The kitchen includes a dining table and chairs. When do the contracts start and end?

The standard term is August 19, 2022 to July 31, 2023, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of two ways: by providing a qualifying guarantor (often a parent) or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Varsity House at Fayetteville also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Varsity House?

Your living costs at Varsity House at Fayetteville can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Varsity House. Normal payment deadlines will continue to apply.

Is Varsity House at Fayetteville open to non-students?

Varsity House is designed and offered for students at the University of Arkansas and other local colleges and universities. The per-person contracts and shared apartments are also designed with students in mind. Therefore, applications are accepted only from students at UArk or another nearby college or university. Nonetheless, Varsity House is an Equal Opportunity housing provider and welcomes student residents with children, with adjusted occupancy limits.

What kind of safety and security are provided?

Varsity House at Fayetteville has a monitored fire-sprinkler system and individually locking bedroom doors. Community courtesy patrols are also provided at select times. Management staff are available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Varsity House at Fayetteville is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Varsity House at Fayetteville?

Varsity House offers free on-site parking, plus optional reserved parking for an additional cost.

What other transportation options will I have?

The University of Arkansas shuttle bus service stops right in front of Varsity House and drops off at the Harman Garage, next to the business and engineering schools. The shuttle bus service runs weekdays between 7am and 7pm, during Fall and Spring semesters when school is in session. Ozark Transit buses also stop right in front of the community, weekdays between 6:30am and 7pm. Campus is also just minutes away by e-scooter on the Greenway Trail.
